Deed Restrictions

To ensure the highest standard of living for our residents and to maintain high property values while appreciating our beautiful country setting.

Short List of Restrictions:

  • 2,800 square foot minimum for Phase I, all plans must be approved
  • 3,200 square foot minimum for Phase II and Phase III all plans must be approved
  • 75% minimum masonry exteriors
  • Privacy fencing permitted around patios and pool only
  • Wrought iron is perferred.  No chain link except for small dog runs
  • Wood privacy fencing must have metal posts set in concrete
  • Garages rear or side entrance only unless behind ACC approved Ponte-Cochere
  • Accessory Structures must be harmonious with the dwelling
  • Roofs must have a minimum 10/12 pitch (unless alternative is ACC approved with a manufacture’s warranty for at least 30 years)
  • Landscaping in front and side yards within 90 days, must include at least 2 trees (with minimum 4″ trunks)
